Church's snow day echoes message of joy

Parishioners brought more than their Bibles to Calvary Church of Santa Ana on Sunday morning. Also nestled in the pews were scarves and mittens, ready for a special mission.

After the "Joy to the World" service had concluded, it was time. Hats were pulled down. The gloves were on. The chapel doors opened. And hundreds gathered to witness an unusual sight: snow in Orange County. Man-made, trucked-in snow, to be more precise. And with the praying over, the playing began.

This was the church's first snow day. It was meant to reflect the joy in the Sunday-sermon message.

Dozens lined up to slide down a miniature sled run. Others swarmed around a giant snowman, grabbing handfuls of snow to throw at each other.

Kathe Chandler was in attendance with her kids. "They were hoping it'd be really, really snowing," the Chicago native said. But, she added, "They really love this."

Lenders in debt battle as they plan HMV revival

By Neil Craven, Financial Mail On Sunday

|

HMV?s lenders plan to block efforts by turnaround fund Apollo to buy the firm?s debt as they plot a revival of its fortunes.

Music industry sources said Apollo Global Management had been planning to buy the retailer?s debt, which would give it control of HMV.

Apollo has already acquired ten per cent of the debt and must now negotiate with about six banks.

However, the lenders are understood to be reluctant to sell their loans too cheaply and are still hopeful that HMV can survive without a takeover.

A source said: ?There is a feeling among the banks that they have come this far, so let?s see it through.?

?

Financial Mail reported in June that restructuring firms were looking to take over the debt as a cheap way of gaining control of HMV. Its stock market value is only ?8.6million and the debts are ?176million.

The restructuring firms believe they can overhaul HMV more efficiently off the stock market.

That could mean closing unprofitable stores and making deals with landlords over leases. Next month, HMV faces crunch talks with banks.

It warned just before Christmas that it could miss looming financial targets.

Expectations low for White House 'fiscal cliff' meeting

WASHINGTON (Reuters) - President Barack Obama and congressional leaders were to meet on Friday for the first time since November with no sign of progress in resolving their differences over the federal budget and low expectations for a "fiscal cliff" deal before January 1.

Instead, members of Congress are increasingly looking at the period immediately after the December 31 deadline to come up with a retroactive fix to avoid the steep tax hikes and sharp spending cuts that economists have said could plunge the country into another recession.

With taxes on all Americans set to rise when rates established under former President George W. Bush expire on December 31, lawmakers would be able to come back in January and take a more politically palatable vote to cut some of the tax rates.

U.S. stocks fell on Friday, with the Dow Jones industrial average dropping 0.48 percent as investors fretted about the lack of certainty.

But some in the market were resigned to Washington going beyond the New Year's Day deadline, as long as a serious agreement on deficit reduction comes out of the talks in early January.

"Regardless of whether the government resolves the issues now, any deal can easily be retroactive. We're not as concerned with January 1 as the market seems to be," said Richard Weiss, a Mountain View, California-based senior money manager at American Century Investments.

The new factor in the mix was involvement by Republican Senate Minority Leader Mitch McConnell of Kentucky, who held conversations with Obama this week and said he expected a new proposal from the president that he would consider.

The White House spent much of Thursday stifling expectations for any new offer from Obama, beyond the limited fallback plan he outlined in vague terms on December 21, which would protect what he described as "middle class Americans" from the tax hikes, extend unemployment insurance and lay the "groundwork for further work" on deficit reduction and tax reform.

The major sticking point on taxes is Republican opposition to hikes on anyone, particularly in the absence of heavy cuts in spending for so-called entitlement programs such as Medicare and Medicaid, the government-run health programs for senior citizens and the poor.

Democrats in Congress want to keep lower tax rates for most Americans but raise them on those earning above $250,000 a year.

"The wealthy have got to kick in," Senator Debbie Stabenow, a Michigan Democrat, said Friday on CNN. "The tough part is in the House, where they have taken this very extreme position" of "protecting the wealthy at all costs," she said.

"It's feeling very much to me like an optical meeting than a substantive meeting," said Republican Senator Bob Corker of Tennessee, noting that it was not a sign of urgency to set a meeting for mid-afternoon with a deadline just days away.

"Any time you announce a meeting publicly in Washington, it's usually for political theater purposes," Senator Lindsey Graham, a South Carolina Republican, said on Thursday on Fox News.

"When the president calls congressional leaders to the White House, it's all political theater or they've got a deal. My bet is all political theater," said Graham, adding that he did not believe an agreement could be reached before the deadline.

2011 ? 2012 Michigan House and Senate ... - Real Estate 411

The 2011-2012 Michigan House and Senate legislative sessions have wrapped up, yielding some long-fought and well-earned legislative victories for the Michigan Association of REALTORS?. These victories are made possible by the dedication of REALTOR? members across the State:

Appraisal Management Companies-House Bills 4975 & 5271 were introduced in Michigan to be incompliance with federal financial reforms, which require state regulation of AMC?s. The legislation defines, regulates and set penalties for AMC?s operating in Michigan.

Building Inventory Tax Relief-This legislation provides property tax exemptions to inventory and spec homes in new developments. The new law provides new builds and inventory in development with a lower tax assessment until those properties are occupied.

Principal Residence Exemption-The new law alleviates those situations where a person may enter an assisted living facility, (with intentions of returning to their property), leaving their principal residence unoccupied and subject to a higher tax liability.

Principal Residence Enhancement Legislation-This fair, honest and sound property tax reform allows two dates for homebuyers to file for and receive their principal residence exemption, June 1st and November 1st. It also prevents foreclosures from losing their principal residence exemption, making it easier to qualify buyers and moving inventory.

90-Day Foreclosure Extension-The new law extends the 90-day foreclosure to June 30, 2013. This timeframe is important for homeowners as it allows them to meet with the lenders to try and work out a loan modification. It is anticipated that the new legislature will be looking to make changes to the State?s overall foreclosure process in the first 6 months of 2013.
Personal Property Tax Phase-Out-Legislation was passed by the Legislature providing the framework for the phase out of the PPT. This phase-out gives Michigan a clearer path for economic growth and moves the state up the ranks in terms of job competitiveness.
MSHDA Changes-Legislation was recently signed into law that keep the Michigan State Housing Developmemt Authority current and competitive with loan products available to low and moderate income homebuyers across the State.
Legislation Defeated-Occasionally, MAR must work hard to defeat legislation that is not in the best interest of its membership and/or the rights of private property owners. Legislation, which was aimed to exempt persons engaged in ?residential property management? from licensure as real estate brokers/salespersons, was defeated!

China launches GPS-like Beidou satellite services across Asia-Pacific region

China launches Beidou satellite GPS services across AsiaPacific region

China has kicked off commercial and public services of its Beidou satellite navigation system across the Asia-Pacific rim in earnest, after finishing trials it started last year. Civilians in the region as far away as Australia are now able to navigate using the satellites to a distance of 30 feet and speeds as low as 0.5 mph -- comparable to (WAAS-less) GPS, according to officials. Currently the nation has 16 navigation satellites aloft along with four experimental models, and expects to provide worldwide coverage by 2020 when it'll have as many as 40 additional units in orbit, according to China Daily. China launched the project in 2000 to avoid reliance on the US GPS system, and will join that service, Russia's GLONASS and eventually Galileo in the EU at the sat nav party. Kindle Publishing: How to Promote Your Ebook by Public Speaking

by Marcia Yudkin

Traditionally, authors releasing a new book would go on a "book tour," which involved scheduling signings, talks, speeches and media interviews all around the country. Although many of these activities have moved online in the last decade, speaking engagements remain a powerful way to sell books and build an audience. There's no reason why Kindle authors can't enjoy those benefits, even when they have no physical copies to sell in the back of the room or to hold up on the podium.

Start your Kindle speaking tour locally. Each town or cluster of towns has a chamber of commerce, which is always looking for breakfast or luncheon speakers. Many areas have free-standing local networking organizations as well. If you're not already hooked into the networking scene in your community, ask a local banker, real estate agent or local service business owner, or inquire at the nearest Small Business Development Center or community development office.

Your book topic may have interest for specialized groups, such as garden clubs, political organizations or churches. Discover which organizations regularly feature speakers at public events by studying event calendars in your local paper or online.

Create a list of organizations that might be thrilled to offer you as a speaker. For each, call or email the organization and ask for the name and contact information of the speaking coordinator. Then call or email that person and volunteer yourself as a speaker. State what you would speak on, explain how it would be of interest to the members of that group and provide a brief bio for yourself as well as a description of your Kindle ebook. Normally what happens next is just setting the date for your talk.

In addition, most public libraries have a meeting room, where they allow speaking engagements and/or welcome them. Go to the library in the town where you live and ask who coordinates meetings. Introduce yourself and offer to speak. This has worked for me every place I've ever lived.

You can also ask local businesses that have an in-office conference room if they would like to host a small speaking event to which they invite their clients. Explain how this positions them as helpful in the eyes of their clients. Your topic need not directly tie in with what these professionals do for this approach to succeed. For instance, if your ebook teaches parents how to help their children develop better study skills, an attorney, accountant or psychotherapist would be serving their clients who have children to host your talk on this topic at their office.
Non-local events require much more coordination to arrange, because you have to schedule them when you are available to travel to a specific area. However, I once partially financed a road trip around North America by setting up speaking engagements in Florida, Texas, California, British Columbia and points in between, and selling books where I spoke.
Some ebook authors get stymied by the fact that they have nothing tangible to sell at the speaking engagement. How then do you encourage attendees to buy? Simple! Print up flyers containing what's called a QR code (Google "free QR code generator" and you'll find sites where you can create one for your ebook). People in the audience who have smartphones will know how to snap a picture of the QR code to get to the sales page for your ebook. Include a plain old URL for your sales page on the flyer as well for those who don't have a smartphone. They'll take the flyer with them and buy your ebook when they get home to their computer.

Any time you do any of the above, if the event is open to the public, send a press release about it to the local papers. Very often a speaking event serves as an excuse for a full-scale writeup about the book or the business in question. That in turn can spark sales from folks who do not attend your talk.

The author of 16 books and nine multimedia home study courses, Marcia Yudkin has also been selling ebooks on Kindle since the summer of 2011. Her Kindle ebooks include Kindle originals like Marketing for Introverts, Bullets With Bite and No-Hype Copywriting as well as digital versions of her paperback books. Check out her three-week teleseminar course for first-time Kindle authors at http://www.yudkin.com/kindle.htm .

'Downton Abbey's' Matthew exiting series

Nick Briggs / Masterpeice Theater

Dan Stevens (as Matthew Crawley) and Michelle Dockery (as Lady Mary Crawley) in "Downton Abbey."

By Randee Dawn, TODAY contributor

Looks like "Downton Abbey" may have to hunt down a new heir: A?spokesperson for the hugely popular PBS series has confirmed to Deadline that star Dan Stevens (who plays Matthew Crawley) has not re-signed for the series' fourth season.

Note: Potential spoilers ahead.

Season three of the series ended its run in the UK with a Christmas special that aired there Tuesday and, according to Deadline, "explains Matthew's exit." Season three of the series begins airing in the U.S. on Jan. 6, which means that American fans will have to wait some months before learning how he'll depart.

The exit isn't entirely unexpected; back in October Stevens hedged about whether he'd re-up: "I think we'll have to wait and see really," he told the Wall Street Journal about that fourth season. "You do feel a certain obligation to shows that raise your profile like 'Downton' has. But there are definitely other exciting opportunities out there."

"Downton's" fourth season is set to begin shooting in winter 2013. Meanwhile, Stevens has already been expanding his resume, appearing on Broadway with Jessica Chastain in "The Heiress," and starring in and executive producing the upcoming independent film "Summer in February."

Will you miss Dan Stevens? Let us know on Facebook!

NASA Launches Telescope-Toting Balloon from Antarctica on Christmas

A giant helium balloon is slowly drifting above Antarctica, about 22 miles (36 kilometers) up. Launched on Tuesday (Dec. 25) from the National Science Foundation's Long Duration Balloon (LDB) facility on Earth's southernmost continent, it carries a sensitive telescope that measures submillimeter light waves from stellar nurseries in our Milky Way.

"Christmas launch!" wrote?officials with NASA's Wallops Flight Facility, which oversees the agency's balloon research program, in a Twitter post yesterday. "BLAST launched today from McMurdo Station, Antarctica."

This is the fifth and final mission for BLAST, short for the Balloon-borne Large-Aperture Submillimeter Telescope, and mission designers hope it will reveal why so few stars are born in our galaxy.

On Dec. 12, BLAST was still in one of the two giant Payload Assembly Buildings at the LDB facility, a short distance from the U.S. research center McMurdo Station. Principal investigator Mark Devlin of the University of Pennsylvania and a group of graduate students were mounting a giant sunshade on the telescope, to ensure that the ultra-cold detectors won't heat up during the flight.

"The detectors are cooled to 0.3 degrees aboven absolute zero, using liquid helium," said Devlin. "If they were any warmer, they wouldn't be able to register the faint submillimeter radiation of cold interstellar dust clouds at just 30 degrees above absolute zero."

Star mystery

After test flights in 2003 in New Mexico and in 2005 in Sweden, BLAST's third flight, in 2006 from Antarctica, was a "mind-boggling" success, Devlin said. The instrument revealed beyond doubt that in most distant galaxies, new stars are born at a prolific rate. By measuring the star formation rate in galaxies more than 7 billion light-years away, the researchers determined that over half of the stars in the uuniverse were born within the first 5 billion years after the Big Bang.

"But there's an unsolved problem," added co-principal investifator Barth Netterfield of the University of Toronto, Canada, who was assisting the BLAST team with the launch preparations. "BLAST found lots of so-called dark cores in our own Milky Way ? dense clouds of cold dust that are supposed to be stars-in-the-making. Based on the number of dark cores, you would expect our galaxy to spawn dozens of new stars each year on average. Yet, the galactic star formation rate is only some four solar masses per year."

So why is the stellar birth rate in our Milky Way so low? Astronomers can think of two ways in which a dense cloud of dust is prevented from further contracting into a star: turbulence in the dust, or the collapse-impeding effects of magnetic fields. On its new mission, BLAST should find out which process is to blame. [Images: Life at Antarctica's Concordia Station]

The idea is straightforward: magnetic fields tend to align electrically charged, elongated dust particles. If dust particles have a preferred orientation, they will slightly polarize the submillimeter radiation from the cloud. Using polarimeters, BLAST can detect if the radiation is indeed polarized, and if it is, determine the direction of the magnetic field. "If there's no polarization present," said Netterfield, "turbulence must be the reason" why so few dark cores collapse into new stars.

Final mission?

In 2010, on its fourth mission, BLAST was already equipped with polarimeters. However, accdording to Devlin, "that flight did not do so well because of a melted filter. We have some data, but we know we can do better."

Luckily, repeating a balloon-borne experiment is much easier and much cheaper than re-launching a scientific satellite. After each flight, most of the payload is recovered and can be used again. In particular, the BLAST camera with its sensitive and expensive detectors has been recovered every single time.

?

BLAST's fifth flight will probably last between 12 and 14 days. While Devlin, Netterfield and their colleagues are celebrating Christmans and New Year's Eve, the 4,000-pound (1800 kilograms) stratospheric telescope will observe selected star-forming regions in the constellations Vela and Lupus.

?

And if senior graduate student Tristan Matthews of Northwestern University Illinois has his way, this may not be BLAST's final mission after all. Depending on the results and the recovery success of the current flight, Matthews hopes to fly BLAST in its present configuration for a sixth time, in the Arctic. "That would give us access to a well-studied and nearby star-forming region in Taurus," he said.

Meanwhile, Devlin has received a $5 million grant from NASA over a period of five years to develop a larger version of BLAST, with a 2.5-meter mirror, as compared to the current 1.8-meter aperture. That would vastly increase the number of stellar nurseries that could be studied. "We could fly SuperBLAST in 2016 or so," he said.

Michael Shammas: For a Better Society, Teach Philosophy in High ...

The past year gives one the suspicion that American society is dysfunctional. Our Congress is useless, our institutions inept. Faced with the terror of existence, young men like Adam Lanza react with violence. Faced with manageable problems such as a "fiscal cliff," our democracy self-destructs. Anger is everywhere; understanding is nowhere.

Although a democratic society cannot function unless its citizens are able to rationally debate one another, rationality is missing from American politics. We assail our political enemies with intractable opinions and self-righteous anger. An ugly bitterness pervades everything. Meanwhile, our country is slowly but surely committing suicide.

It seems to me that this dysfunctional political dialogue, which stems from the iron certainty we grant our opinions, is the most pressing problem confronting 21st century America. In fact, it is a crisis. For without the ability to carry on a useful dialogue, we cannot solve our greatest challenges, or even our smallest ones.

This begs the question: How can we solve this crisis? Because the capacity to debate requires the capacity to think, I believe the answer lies in philosophy.

Why philosophy? Because the study of philosophy, the "love of wisdom," creates and nurtures thoughtful minds, minds that can -- as Aristotle suggests -- entertain a thought without accepting it. With a philosophic worldview, a Republican who despises any tax increase or economic stimulus could at least consider the notion of tax hikes or Keynesian economics. A Democrat facing antithetical ideas could do likewise. Thought rather than anger could become the default response to opposing worldviews.

Indeed, philosophy can do a great deal to lessen the anger that is growing like a cancerous tumor in modern America. The tools exist in both Eastern and Western thought -- in the Stoic exhortation to accept the present as it is, in Buddhist meditation, in the Humanist's transcendent appeal to reason, in Kant's categorical imperative. Philosophy can help us inculcate virtue for, in the words of Socrates, "knowledge is virtue."

While some philosophies obviously conduce toward peace more than others, while some philosophers (Marcus Aurelius) seem kinder than others (Nietzsche), the open-minded study of different philosophies at least opens one up to the possibility that one is wrong. One realizes, like Socrates did, that knowledge is anything but certain, that true wisdom lies in realizing how much one does not know, in understanding that our knowledge of the universe (and therefore of earthly things like politics) is utterly inadequate, perhaps comparable to the area of a pin's tip against a table. This realization makes one less angry when confronted with opposing views, replacing counterproductive anger with productive curiosity.

Despite the benefits of the philosophic mindset, we do not cultivate this mindset in our children. In fact, philosophy is almost entirely absent from American schools. For example, there is no AP (Advanced Placement) Philosophy course. While some high schoolers may have heard of Socrates, Plato, or Aristotle, most do not truly understand their philosophies -- much less the philosophies of men like Descartes, Schopenhauer, or Nietzsche. This is shameful, because a person who does not understand the history of thought does not understand the rationality behind our political system.

In fact, the first time I read a philosopher was not until my first semester of college. My professor assigned Plato's Republic, and while at first I (admittedly) did not understand anything, eventually I became absolutely enamored with this incredible man. Here was a person who had thought about so many of the same things I had, albeit thousands of years ago and with much more sophistication than I could ever muster. What is justice? What is truth? Why do people suffer? Is there an afterlife? These are the questions that children ask their parents, the questions that scare us most, and perhaps because of this fear we do not consider them when we grow up.

I think this is a great mistake. We should consider these questions. For by reading philosophy, I became less frightened of them. I no longer shirked away from contemplating death (thanks Epicurus) or morality (thanks Kant) or misfortune (thanks Epictetus). More, I realized that anger -- in both politics and everyday life -- is largely a reaction to fear, and that this fear can be lessened exponentially through the sort of reflection philosophy fosters.

I don't know why philosophy isn't taught in high school. Perhaps the subject seems too esoteric or pretentious. Perhaps there is a fear that philosophy could encroach on the sort of questions religion purports to answer -- "how should one live," "how should one die," and so on. Some parents may feel uncomfortable with the idea of their children receiving answers to "the big questions" from Socrates and Plato as well as from Jesus and Paul.

This fear is unfounded. In general, philosophy does not squander religion; it merely exhorts one to understand the world by opening one's mind. It encourages one to consider multiple possibilities (unlike our politicians), only accepting the possibility that appeals to one's innate sense of reason. In a diseased society that is filled with so much anger and bitterness -- indeed, with so much madness -- we could do worse than expose our children to philosophy. In fact, such exposure would teach our children to react to problems with an inquisitive rather than angry mind -- a concept that the children in Congress have not yet grasped.

To those who say philosophy is impractical (and thus that learning how to think is impractical) I say: nonsense. Our society is dysfunctional because we have forgotten how to think, if we ever truly knew how to think at all. Although we as a society believe we are in possession of all truth, we are not. To study philosophy is to learn how woefully ignorant we are, and this knowledge can perhaps teach us humility, can perhaps suggest to us that the other side may have some value after all.

So my point is this: Our diseased political system is in dire need of a hefty dose of philosophy, and the best way to inject this dose into American society is to start at the stem -- to raise our children to have a philosophic mindset by teaching philosophy in schools.

In the process we will, slowly but surely, be raising Americans who possess the capacity to respond to problems with inquisitive rather than angry minds, perhaps ending this suicidal gridlock.

I hope it is not too late.

Logitech UE 4000

In the past year, Logitech has released what feels like an infinite number of new headphones under the UE brand?named for Ultimate Ears, the company it acquired in 2008. Of all the options we've tested thus far, the UE 4000 might be the simplest, best value. At $99.99 (direct), it's a comfortable, on-ear pair that delivers deep bass without too much boosting, and with no distortion, even at top volumes. Occasionally, things can sound overly bright. But in the $100 realm, there are few truly amazing headphones, and the UE 4000, with its measured frequency response, inline microphone/remote for iOS devices, and detatchable cable, is a solid value, and a clear Editors' Choice for low-cost headphones.

Design
The simple, supra-aural (on-ear) design of the UE 4000 is available in a black-and-white frame, an all black frame, and a purple-and-black model. The earpads are sufficiently cushioned, though the underside of the headband could stand to be a bit more padded. Regardless, after a long listening session, the UE 4000 remains mostly neutral?you won't be marveling at how comfortable the fit is, but it won't cause any real discomfort, either.

An inline microphone and three-button remote for iOS devices is located a few inches below the left earcup along the cable. One added bonus: The audio cable, which is the Logitech UE signature blue, is detachable. This means you can replace the cable, which is the most likely culprit when headphones begin to malfunction, rather than the entire headphone pair?a nice bit of added value.Logitech_UE_4000_inline

Call clarity for the UE 4000 is pretty standard?the mic delivers your voice clearly to your call partner, and you should hear your partner clearly as well. But don't expect high fidelity, as cellular call quality is still pretty weak across the board.

Other accessories included with the UE 4000: a 3.5mm adapter that turns your single headphone jack into two (so you can listen to your phone with your buddy simultaneously), and a zip-up protective carrying pouch.

Performance
The Logitech UE 4000 delivers above-average performance for a $100 headphone pair. It doesn't offer overwhelmingly powerful deep bass performance, but it does provide a good sense of sub-bass frequencies?you hear the thuds and resonance of deep bass content in electronic music, for instance, but the sounds are delivered in a fairly measured manner, rather than an all-out subwoofer-like assault like you might experience with, say, the Monster Beats by Dr. Dre. At top volumes, the UE 4000 does not distort, even on tracks with extremely deep bass content, like the Knife's "Silent Shout."

The best quality of the UE 4000's sound signature, however, is its crisp, clear delivery of hi-mid and high frequencies. This is not a pair that would ever be called muddy?though some listeners might find it on the slightly overly-bright side, depending on your tastes and what content you're listening to.

On classical tracks, like John Adams' "The Chairman Dances," the lows are not under-represented, but the there's no added resonance or body for the lower register strings. The overall sound is bright and articulate, with a spotlight on higher-register strings and percussion. The big drum hits at the end of the piece can sound thunderous on headphones that boost the sub-bass frequencies more; here they sound pretty natural, with an emphasis more on the attack, in the mid-frequency range, followed by a subtle low-end sustain. In this sense, the UE 4000 is similar to a flat-response reference pair of headphones?not anemic on the bass front, but certainly not booming.

On Jay-Z and Kanye West's "No Church in the Wild," the attack of the kick drum loop is treble-heavy, but still packs a substantial thump, while the sub-bass synth hits beneath the loop are delivered with enough push to feel powerful, but again, nothing approaching subwoofer-like presence. Bass lovers will appreciate the fact that the UE 4000 doesn't distort on deep bass and does not ignore it?but this is not a booming, bass-heavy pair of headphones.

If you're looking for more booming bass in this price range, consider the SOL Republic Tracks. Or, if you're looking to spend even less on an on-ear pair, the Noontec Zoro offers reasonable quality for the price. Spending more will net you far more quality: The Sennheiser HD 558, for instance, is a revelation of clarity and balanced performance, but it's significantly more expensive. The UE 4000 is a solid, no-frills headphone pair that delivers mids and highs cleanly and avoids overly boosted bass?without avoiding bass altogether for less than $100. For this, it earns our Editors' Choice award.

Ready To Buy Real Estate? Use These Tips! - Maynas Eric

As with any other high-stakes transaction, you need to know what you are doing before you sign on the dotted line. Not only will knowledge make you stronger, it will provide you the ability to make better decisions that will help you and your loved ones for many years to come. For some tips and advice on the art of buying real estate, read on.

Do not rush into purchasing real estate without doing your homework. There are a lot of people who rush into property purchases that end up being poor decisions, and as a result, they lose significant amount of money and time. Check into factors that impact value like its age, crime in the neighborhood, and even the neighbors.

You can get a precise price range for how much you should spend on your investment thanks to an online calculator. Add in all your expenses and income, and let the calculator do the work. This gives you an accurate price range of the home you can afford.

TIP! Always do some research about a property before buying. You will be looking for certain factors when you search for rental property.

The first step to purchasing a piece of real estate is getting organized. Start by dedicating a notebook to real estate information you glean from friends, real estate agents, newspapers and the internet. That way, you know where the information is if you need to find it.

Get a partner that you trust when you want to make the step and buy an expensive commercial lot. This will help you qualify for the commercial mortgage loan easier as you proceed in buying the property. This partner can also help out with the needed down payment and even a higher credit score in order to qualify for the loan.

TIP! The current economic climate makes now an ideal time to consider investing in real estate. Housing prices are extremely low, and it is the right time to invest.

This approval letter can be a very beneficial component in the buying process. You will also end up paying more in the long run if you do not get approval ahead of time, due to extended waits for processing your application.

Do not be afraid to buy your dream house! While a lot of real estate investors might say that the current market is not a great time to sell and purchase a larger home, there are dissenting opinions. Conventional wisdom tends to indicate that housing prices will inevitably rise once again, so it may be wise to grab that dream house now.

If you are going to be starting a new business, before you purchase your building, make sure that the location is in a viable and relatively safe neighborhood. You need to establish your company in a neighborhood that your customer base will be comfortable visiting. Ask your real estate agent where an ideal location to open a business is.

TIP! Be certain that you are realistic and patient about all of your goals when looking to buy a property. Finding the perfect property for your needs can take time.

Keep an eye out for pre-foreclosure properties. If you can allow the time required to find investment properties, properties which are in pre-foreclosure may be an excellent investment choice for you. When a homeowner is unable to meet payment obligations and is in imminent danger of losing the house, the home is called a pre-foreclosure. Any lender can provide you with a list of possible pre-foreclosures, or you can place an advertisement to alert people that you are interested in purchasing homes for cash. No matter how you find the property, speak with the owners to understand the amount they owe, and be prepared to pay them at least a few thousand over that amount. This can provide you with a great bargain, because the amount of money that most people owe is substantially less than the home?s market value.

If you are in the process of a real estate purchase negotiation, it is vital to make a list of your goals and keep them listed in order of priority. Identify all the issues on the table and set your expectations for each of them. Your highest expectations can dictate your priorities. Keep in mind that you cannot get all that you have asked for in the negotiation; some issues should remain flexible.

If you want to purchase a new home, you should first find a good real estate agent. The key is to find one who is completely trustworthy. A local agent with a successful track record can be your best ally. Research as much as possible and locate an agent who will keep you in mind, and lead you to the best home for you.

TIP! All real estate agents need to be in touch with their previous customers on the anniversary of the date they purchased their home, and certainly during the holidays. Reminding them of their great experience with you is a great idea.

The best thing you can do for yourself in purchasing real estate is devoting time to learning all about the process. An agent can be helpful, but you should also rely on your judgment. You will now be able to make these decisions more confidently.

Lance Armstrong Sued By Sunday Times Over Libel Case

LONDON -- Lance Armstrong is being sued for more than $1.5 million by a British newspaper over the settlement of a libel action, which followed doping allegations against the cyclist that it published.

The Sunday Times paid Armstrong 300,000 pounds (now about $485,000) in 2006 to settle a case after it reprinted claims from a book in 2004 that he took performance-enhancing drugs.

The U.S. Anti-Doping Agency concluded this year that Armstrong led a massive doping program on his teams. Armstrong was stripped of his seven Tour de France titles and banned from cycling for life.

The Sunday Times announced in an article in its latest edition that it has issued legal papers against Armstrong.

"It is clear that the proceedings were baseless and fraudulent," the paper said in a letter to Armstrong's lawyers. "Your representations that you had never taken performance enhancing drugs were deliberately false."

The paper, which is owned by Rupert Murdoch's News Corp., said its total claim against Armstrong is "likely to exceed" 1 million pounds ($1.6 million).

"The Sunday Times is now demanding a return of the settlement payment plus interest, as well as its costs in defending the case," the paper said.

95% Argo

All Critics (243) | Top Critics (43) | Fresh (232) | Rotten (11)

'Argo' is one of the best movies of the year.

Argo has that solid, kick-the-tires feel of those studio films from the 70s that were about something but also entertained. Only it's as laugh outright amusing as it is sobering.

The movieland satire is laid on thick, but it's also deadly accurate. Schlock has never seemed so patriotic, and Arkin and Goodman have rarely been so good.

Argo is a rollicking yarn, easily the most cohesive and technically accomplished of Affleck's three films so far, but a part of me wishes the director hadn't cast himself in the lead role.

If nothing else, it proves that every so often, the CIA can pull something off - and that yes, Canadians are just about the nicest people on the planet.

The film is a whopper of a tale, one designed for Oscar nominations, Best Picture and Best Director among them.

This may be the most geek-friendly movie that never did the rounds at Comic-Con.

When Tony (Ben Affleck) lands in Tehran and trains the frightened Americans to play their parts as a Canadian film crew, Argo compares the ruses run by governments and movie studios.

The whole thing is paced like a whip, and the third act may literally be the most suspenseful piece of film I've ever seen - and yes, I have seen Rear Window. Recommended without any reservation for every and any cinemagoer.

A terrific supporting cast, especially the non A-list actors, make the dramatic license taken justified and redeem Affleck for miscasting himself in the hero's role.

A brilliant thriller that's based on a historical incident, 'Argo' is one of the best films of 2012.

A wonderfully lively and engrossing movie ...

An enthralling and deliciously entertaining movie -- and a deserved triumph for its star and director.

The details make for a rip-roaring story, which Affleck invests with old-school directorial ?lan.

Ben Affleck leaps on to the A-list of directors with this relentlessly entertaining thriller, combining comedy and nerve-jangling suspense to maximum effect.

If you're a nailbiter, bring gloves, because the suspense will see you reach your knuckles.

Surprisingly enjoyable, given that you may have little prior commitment to this story and only mildly fancy Affleck.

Affleck skilfully turns the screw of suspense, gaining added traction from an extremely convincing recreation of the setting and period.

Ben Affleck's movie tells an amazing but true story set against the context of the Iranian hostage crisis.

Talent borrows and genius steals, but Affleck does something in between: he mimics.

It's impossible to be bored by a story this good, especially with that cast.

Part of what makes this headspinning story believable is the fact that it pans out in an oddly uncomplicated way.

The shaggy and bearded Ben Affleck, barely recognisable from his former self, gives a great lead performance. Understated, intense and steely-eyed, Affleck has the screen presence of legendary actor/director Clint Eastwood.

Affleck the director is utterly sure-footed with an instinctive feel for characterization, tension and pacing as he builds the action towards a nail-biting climax.

A dum-tight thriller demonstrating that Affleck is one of the most accomplished directors working in Hollywood today.

Rebels threaten to storm 2 Syrian Christian towns

(AP) ? Rebels have threated to storm two predominantly Christian towns in central Syria if residents do not "evict" government troops they say are using the towns as a base to attack nearby areas.

A video released by rebels showed Rashid Abul-Fidaa, who identified himself as the commander of the Ansar Brigade for Hama province, calling on locals in Mahrada and Sqailbiyeh to rise up against President Bashar Assad's forces or prepare for an assault.

"Assad's gangs in the cities are shelling our villages with mortars and rockets destroying our homes, killing our children and displacing our people," said Abdul-Fidaa, who wore an Islamic headband and was surrounded by gunmen. "You should perform your duty by evicting Assad's gangs," he said. "Otherwise our warriors will storm the hideouts of the Assad gangs."

Abdul-Fidaa accused regime forces of taking positions in the two towns in order to "incite sectarian strife" between Christians and the predominantly Sunni opposition. Assad belongs to the Alawite minority sect, an off-shoot of Shiite Islam.

The threat comes just two days after a U.N. team investigating human rights abuses in Syria accused anti-Assad militants of hiding among the civilian population, triggering strikes by government artillery and the air force.

The Britain-based Syrian Observatory for Human Rights, the activist group which reported the rebel ultimatum on Saturday, said such an attack by rebels could force thousands of Christians from their homes.

Russia's foreign minister, meanwhile, said that Moscow would welcome any country's offer of a safe haven to Assad, but underlined that Moscow itself has no intention of giving him shelter if he steps down.

Sergei Lavrov also said that Syria has consolidated its chemical weapons into one or two locations to protect them from a rebel onslaught. Russia, which has military advisers training Syria's armed forces, has kept close watch over Damascus's chemical arsenal, Lavrov added.

Syria refuses to confirm or deny if it has chemical weapons but is believed to have nerve agents as well as mustard gas. It also possesses Scud missiles capable of delivering them.

Concerns over the arsenal have escalated as the Assad regime suffers losses on the battlefield. U.S. intelligence officials have said it may be readying chemical weapons and could be desperate enough to use them. Both Israel and the U.S. have also expressed concerns the weapons could fall into militant hands if the regime crumbles.

Syria's conflict started 21 months ago as an uprising against Assad, whose family has ruled the country for four decades. But the bloody crackdown that followed led rebels to take up arms, and the ensuing fighting transformed into a civil war. According to activists, more than 40,000 people have been killed since March 2011.

Christians, who make up about 10 percent of Syria's population, say they are particularly vulnerable to the violence sweeping the country of 22 million people. They are fearful that Syria will become another Iraq, with Christians caught in the crossfire between rival Islamic groups.

Clashes between troops and rebels in the central city of Homs, Syria's third largest, have already displaced tens of thousands of Christians, most of whom either fled to the relatively safe coastal areas or to neighboring Lebanon.

Rami Abdul-Rahman, who heads the Observatory, said some Christians and Alawites have also left Hama province in the past several days to escape violence. He said some of them found shelter in the coastal city of Tartus.

In Damascus, the new head of the Greek Orthodox Church of Antioch said that Christians in Syria had deep roots in the country and were not part of the conflict. Speaking to reporters in the capital, Patriarch John X. Yazigi, urged rival factions to negotiate a settlement.

Violence continued elsewhere in the country on Saturday.

The Observatory said a car bomb went off in the Damascus neighborhood of Qaboun, killing at least five people and wounding others. A Syrian official in the capital confirmed the blast but had no immediate words on casualties.

Elsewhere, the Syrian army said in a statement carried on state-run TV that it had repelled a rebel attack on a military base that killed a regimental commander in the Damascus suburb of Chebaa.

And in Damascus, the state-run news agency SANA said gunmen assassinated Haider al-Sammoudi, a cameraman for the government's TV station. Several journalists working for state media have been assassinated over the past months.

In another development, 11 rebel groups said they have formed a new coalition, the Syrian Islamic Front.

A statement issued by the new group, dated Dec. 21 and posted on a militant website Saturday, described the group as "a comprehensive Islamic front that adopts Islam as a religion, doctrine, approach and conduct."

Several rebel groups have declared their own coalitions in Syria, including an "Islamic state" in the embattled northern city of Aleppo.

The statement said the new group will work to avoid differences or disputes with the other Islamic groups.

Syrian authorities meanwhile handed over to Beirut three Lebanese citizens who were killed last month in a clash with Syrian troops shortly after they crossed the border. Syria has so far returned 10 bodies to the Lebanese authorities and says it has no more.
